When you need to restore and protect your asphalt pavement, several options for resurfacing can bring new life to your parking lot, roadway, or driveway, including asphalt sealcoating and slurry sealing. While both of these paving services extend the life of your pavement and restore its beauty and flexibility, they are different and offer different pros and cons for your pavement.

Slurry Seal vs Sealcoating

Property owners need to understand the difference between a slurry seal and a sealcoat to make an informed decision for their pavement restoration.

Seal Coat

  • Consists of thin liquid asphalt emulsion, minerals, aggregates, and additives.
  • Protects against UV rays, oxidation, and water penetration.
  • Smooth finish, evens rough surface textures.
  • Recommended for parking lots, driveways, and other lower-traffic areas.
  • Lasts up to 5 years.
  • Cures typically between 2 and 4 hours, depending on application time.
  • Applied using a squeegee or sprayer.
  • Cost-effective asphalt protection.

Slurry Seal

  • Consists of thick cold-mix asphalt binders, aggregates, water, and additives.
  • Provides a thicker layer of protection against physical wear in addition to sunlight and water.
  • The rough texture must be like hot-pour asphalt.
  • Recommended for high-traffic areas like drive-through lanes or loading zones.
  • Lasts up to 10 years.
  • Cures generally last between 8 and 10 hours, depending on mix and thickness.
  • Applied with specialized mixing and application equipment.
  • Cost-effective asphalt resurfacing.

Different Types of Slurry Seals We Use

Both sealants function similarly, but Type II is often used to correct more severe cracking and pavement damage.

  • Sealant Type I
Type I sealant uses smaller aggregates or crushed rocks, typically around 1/8 inch, making it similar to a sealcoat. It’s designed to treat small surface cracks and is perfect for minor damage requiring a lighter touch.
  • Sealant Type II
Featuring larger aggregates, usually about 1/4 inch, the Type II sealant is ideal for more severe problems like “alligator” cracking or surface deterioration. It is the most commonly used type due to its effectiveness in addressing extensive cracking and providing a robust protective layer, similar to an overlay.

Our team has the expertise and equipment to ensure precise mixing and application, using only the highest quality materials sourced from reliable suppliers.

Why Get a Slurry Seal on Your Parking Lot?

If your asphalt parking lot has started to break down, it’s time. While sealcoating is great for paved surfaces with minimal damage, a slurry seal is an option for pavement with a little more raveling or wear because it is a thicker application. With a strong sealant, you get a brand-new surface that, like sealcoating, protects against sun and water damage and restores your paved surface.
